At Monceau Real Estate, it has been 10 years since we decided to specialize in Workforce Housing. We became expert in working with and getting incentives from the different governmental agencies and local housing programs.
Below is a non-inclusive list of what these incentives could bring you:
(a) Expedited processing of permits
(b) Fee waivers or deferrals
(c) Flexibility in densities
(f) Reduction of parking and setback requirements
(g) Allowance for flexible lot configurations, including zero-lot-line configurations
(h) Modification of street requirements
(j) Creation of an inventory of locally owned public lands suitable for developers
A good way to know more about some of these incentives and how to apply is to participate in a free workshop held online by the counties themselves. Simply go to their websites to register!
*As a reminder, Workforce Housing is defined as housing affordable to households earning between 80% and 140% of the Area Median Income (AMI). Basically, they don’t make enough to qualify for luxury housing, and they make too much to qualify for true affordable housing.
