Our Strategy

Monceau was formed as a mission-based organization to build mixed-use multifamily developments to target unmet demand and underserved areas within the market.

The need for workforce housing has never been greater. Today, an estimated 12 million renters and homeowners households pay more than 50% of their annual income for housing. Monceau is deeply committed to addressing this need by developing attractive, energy-conscious, affordable apartments near parks, schools, and transportation.

We work directly with government officials and local agencies to improve residential housing quality and sustainability, resulting in the development of apartments at attainable rates.

Over the years and through multiple Public-Private Partnerships (P3), Monceau has become an expert in the Workforce Housing field and took advantage of the multiple public subsidy programs available.

Monceau is an expert in the financial structuring and utilization of the housing tax credits and other federal, state, and local programs. Respecting the scarcity of these resources, we work continually to maximize the efficiency, safety, and quality of the housing we build. We work hand in hand with local governments and social service providers to create sustainable community assets.

Our vision is singular: deploy capital intentionally and invite like-minded families to join us.

Our Acquisition Efforts

Monceau is currently seeking development lands for affordable and workforce housing communities in South Florida. We are especially interested in connecting with private landowners whose assets are currently off-market.

Acquisition Criteria:

• Vacant lands, site plan and/ or permit plan approved is a plus

• Close to public transportations and major roads

• Entitled for minimum 150 units

• Average rents between 70% and 140% of the Area Median Income (A.M.I.)
